Each page ranks the agencies in that city, states where every rating came from, and says plainly what could not be verified.

Method
What actually decides the order
Four criteria, applied in the same way in every city. Where two agencies were close, the one that publishes its fees went higher.
Review strength
Score and base size together. A 4.9 from eleven people is not the same as a 4.8 from three hundred and fifty, and a score on one platform is not the same as agreement across two.
Legal compliance
In Scotland, registration on the letting agent register and whether the number is displayed. In England, redress scheme membership and client money protection, both compulsory, both named.
Accreditation
ARLA Propertymark, RICS, SAL and the rest, taken from the body's own member search where possible rather than from a logo on a website.
Fee transparency
Whether a landlord can find out the price without giving up a phone number. Most agencies still fail this, and the ones that pass are named.
Nobody can buy a position
No paid placements, no sponsored entries, no affiliate links, no advertising. Agencies are found through public sources and ranked on evidence, and most of them do not know they are on this site until a reader tells them. If that ever changes, it will be written on every page before it happens.
What you are actually buying
A letting agent is a risk transfer, not a listing service
Marketing a property is the easy part. Portals do most of it, and any agency can take a photograph. What you are paying for is everything that happens in the two years after a tenant moves in: the reference that was checked properly, the deposit lodged in the right scheme inside the right window, the gas certificate chased before it lapsed, the repair handled at nine on a Sunday night, and the notice served in a form that survives a tribunal.
That is why this site weighs review base size so heavily. A hundred landlords who stayed for years tell you something that a photograph of a kitchen cannot. It is also why fee transparency counts. An agency that will not publish a percentage is an agency that expects the conversation about money to go better once you are already invested in it.
The published tariffs collected across these five cities show the real spread: from nine percent plus VAT tapering down over time, to fourteen point four percent including VAT with most of a month's rent charged upfront on top. On a property let at one thousand pounds a month, that difference is four hundred and thirty two pounds every year, and one thousand one hundred and thirty four pounds in year one once the upfront charge is counted.

How this site works
How are these rankings put together?
Four things, weighted in this order: independent review scores and the size of the review base behind them, verified registration and legal compliance, professional accreditation and client money protection, and fee transparency. Agencies are found through public sources, not through applications, and most do not know they have been ranked.
Can an agency pay to appear or to move up?
No. There are no paid placements, no sponsored positions, no affiliate links and no advertising anywhere on this site. If that ever changes it will be stated on every page before it happens.
How often are the rankings updated?
Every city page is reviewed monthly. Review counts move daily, accreditations lapse, certificates expire and agencies change hands, so every figure carries the date it was checked.
Why do some agencies show two different ratings?
Because the review platforms disagree, sometimes by more than two whole points. Averaging them would produce a number that describes nobody's experience, so both are shown with the source named. That gap is usually the most useful thing on the page.
Why are some cities showing fewer than ten agencies?
Because only that many met the bar. Aberdeen shows eight, because several agencies there have no verifiable review base or hold a lapsed client money protection certificate. Padding a list to a round number would mean recommending agencies we could not stand behind.
