Glasgow has more letting agents than almost any city in Scotland, and the gap between the best and the worst is wider than the marketing suggests. Some publish a full tariff on their own website. Others will not name a percentage until you are sitting in front of them. Some carry client money protection and a registration number on every page. Others make you go looking.

This ranking uses four things, in this order: independent review scores and the size of the review base behind them, verified registration on the Scottish Letting Agent Register, professional accreditation and client money protection, and fee transparency. Where two agencies were close, the one that publishes its fees went higher.

Every agency below is registered to let property in Scotland, which is a legal requirement rather than a badge of quality. What separates them is what happens after that.

Each entry states where the rating came from and how many reviews sit behind it, because a 4.9 from eleven people is not the same as a 4.8 from three hundred and fifty.

Western Lettings is the only agency in this ranking that does one thing. There is no sales arm, no factoring division and no mortgage desk, and the company describes that choice as doing one thing well. In a city where most of the competition is a solicitor firm or an estate agency with a lettings department bolted on, that focus shows up in the review scores and in how the business is run.

It is also the most transparent agency on fees in Glasgow by a distance. Management is ten percent plus VAT with a seventy five pound minimum, the letting and marketing fee is four hundred pounds plus VAT, and the site states that there are no other fees for anything. It backs that with service guarantees, including refunding a month of fees if calls go unanswered. Roughly one thousand one hundred properties and one thousand two hundred landlords sit behind that promise.

Pacitti Jones carries the largest verified review base of any agency in this ranking, and the score has held up as the base has grown, which is the harder trick. Nine branches and nearly forty years of trading give it a reach across the city that the independents cannot match, and the solicitor side means conveyancing, sales and lettings sit under one roof.

The West End branch scores 4.8 from 357 on Google separately, so the picture is consistent rather than propped up by one office. What holds it off the top spot is fees: nothing is published, and a landlord has to ask. It has taken allAgents gold for the G11 postcode in 2023, 2024 and 2025.

This is the strongest single branch on the Glasgow south side, and it has been named best letting agent in Glasgow by allAgents in three consecutive years, 2023, 2024 and 2025. Trustpilot also shows 4.9, although the review count there could not be verified.

It is a franchise rather than a head office branch, which in practice means local ownership under national systems, and the accreditation stack is the full one: ARLA Propertymark, client money protection, the Property Ombudsman and SafeDeposits Scotland. Fees are not published. A rent guarantee promotion ran on new managed lets between December 2025 and March 2026, so ask whether anything similar is live before you commit.

Two independent platforms landing on the same 4.6 is a better signal than one platform landing on 4.9, and Cairn is the only agency here where that happens across a base this size. Its own site claims 4.8 on Google, which we could not verify, so the lower verified figure is the one used.

The Gibson Street office has been letting student and house in multiple occupation property in the West End since 2000, which is the deepest HMO track record in this ranking. If you own a flat near the university that needs a licence, this is the specialism to shortlist. Fees are not published.

Scale is the argument here. DJ Alexander manages more than ten thousand properties across Scotland, and the Byres Road office gives it real West End coverage with corporate and house in multiple occupation experience behind it. Trustpilot shows 4.7 company wide at high volume, while the Glasgow location pages sit between 4.4 and 4.6.

The allAgents score of 4.3 is the weakest of the top five and is the reason it sits at number five rather than higher. That figure covers Edinburgh and Glasgow branches together, so it is not a Glasgow only number, and no separate Glasgow branch figure was found. Fees are not published.

The newest agency in this ranking and one of only three that publishes a price. Management is ten percent plus VAT and let only work starts at five hundred pounds, which puts it in line with the market rather than under it, but knowing that before you call is worth something.

In house maintenance and investment sourcing sit alongside sales and lettings, so it suits a landlord buying as well as letting. The review base is genuine but young, at 155, and the company was only incorporated in May 2021, which is the main reason it does not rank higher against agencies with decades behind them.

A solid city centre operation with a decent Google base and a Scotland Prestige Award for residential letting agency of the year in 2025 and 2026. The Trustpilot figure of 4.1 is lower than the Google one, and both are shown here rather than averaged, because that gap is information.

Accreditation covers SAL, the Property Redress Scheme and SafeDeposits Scotland, although there is no Propertymark membership, which several agencies above it hold. Fees are not published.

The full tariff is on the website, which puts this agency in a group of three in the whole city. Management is ten percent plus VAT with a seventy five pound minimum, set up is four hundred and fifty pounds plus VAT, there is a no let no fee policy, and the year end statement costs fifty pounds plus VAT. That last line is exactly the sort of charge that usually only appears on an invoice.

The review base is the smallest of the top eight at 52, which is the reason for the position rather than anything in the reviews themselves. Founded by Colin Macmillan and trading since 2008.

Clyde Property manages more than three thousand five hundred properties across eleven branches, with lettings offices on Byres Road and in Clarkston, and it carries a rent on time guarantee that few competitors offer. The accreditation stack is complete, including both ARLA and NAEA Propertymark, client money protection, the Property Ombudsman and the Property Redress Scheme.

The review picture is more mixed than the branch figure suggests. The West End lettings branch shows 4.3 on Google from a small base of 34, while allAgents shows 1.8 from 124 across all branches. Those two numbers are very far apart, both are stated here, and neither has been averaged into the other. Read both before deciding.

The Candleriggs office is the largest single letting branch in Glasgow, with more than four hundred properties, and the Shawlands branch scores higher again at 4.8 from 223. Fifty years of trading and the backing of Connells sit behind it.

Two things keep it at number ten. The company wide allAgents score is 2.6 from 139, a long way below the branch level Google figures, and no registration number is displayed online. Scottish letting agents are required to display a registration number, so ask for it directly and confirm it on the register before you sign anything.

Local rules

What Glasgow landlords have to get right

Scotland has its own rulebook, and several things that changed in England in 2026 did not change here. A good agent handles all of this. You remain responsible for it.

Landlord registration is compulsory
Every private landlord must register with Glasgow City Council before letting. Registration lasts three years. Letting without it is a criminal offence and can bring a rent penalty notice, so check that your agent has actually completed it rather than assuming.
Your agent must be registered too
Letting agents in Scotland must appear on the Scottish Letting Agent Register and display their registration number, which begins with the letters LARN. Nine of the ten agencies above show one. If an agency will not give you its number, that is a compliance question worth asking before a commercial one.
Houses in multiple occupation need a licence
In Scotland the threshold is three or more unrelated occupants, which is lower than the five used in England. Glasgow City Council licences these properties and applies planning tests as well. If your flat is near the university and you plan to let it room by room, budget for the licence and the lead time.
Deposits go into an approved scheme
Deposits must be lodged with one of the three approved Scottish schemes within thirty working days of the tenancy starting. SafeDeposits Scotland is the one most Glasgow agents use. Ask which scheme and get the confirmation.
Rent control is not in force
No rent cap applies anywhere in Scotland today. Under the Housing (Scotland) Act 2025, councils began assessing rent conditions on 1 April 2026 and must report to Scottish Ministers by 31 May 2027. Only after that can an area be designated, at which point increases would be capped at inflation plus one percent, to a maximum of six percent, once every twelve months.
Increases follow a fixed process
A private residential tenancy allows one rent increase every twelve months with three months of notice, and a tenant can refer the increase to Rent Service Scotland. Note that at present a rent officer can set a figure above the one proposed, which changes on 1 April 2027.
The Renters' Rights Act does not apply
That legislation covers England. Scotland moved to open ended private residential tenancies in 2017, so there are no fixed terms and no no fault evictions here already. Any agency quoting English rules at you is worth a second look.

Considered, not ranked

Also on our radar in Glasgow

Rettie holds a Bath Street office, is regulated by RICS and won letting team of the year at the Scottish Home Awards in 2025, but the Glasgow specific review base is too thin to rank against the agencies above. Registration LARN1903047.

Rosevale Letting, formerly Newton Letting, manages roughly seven hundred properties and holds ARLA membership under LARN1906017, but almost no public reviews exist under the new name yet. Worth watching. Note that Newton Property itself is now a factoring business rather than a letting agent.

Belvoir Glasgow North in Partick carries Propertymark client money protection under LARN1807009 but has a very small review base.

Happy Lets in Finnieston holds ARLA membership under LARN1901028, and was excluded on scores rather than credentials: Google shows roughly 3.5 from 194 and allAgents 3.8 from 81.

Yates Hellier and Tay Letting both appear in Glasgow search results and are candidates for the next update, but neither has been researched in enough depth to rank.

What do letting agents charge in Glasgow?

Ten percent plus VAT for full management is the going rate among the agencies that publish, usually with a minimum monthly fee of around seventy five pounds. On top of that sits a one off letting or set up fee, which ranges from four hundred pounds plus VAT at Western Lettings to four hundred and fifty pounds plus VAT at Glasgow Property Letting, and from five hundred pounds at Gallus. Seven of the ten agencies here publish nothing at all, so always get the total in writing.

Do all Glasgow letting agents display a registration number?

They are supposed to. Nine of the ten agencies ranked here display a LARN number on their website. Slater Hogg and Howison does not display one online, which is why the entry says to ask for it directly and check it against the Scottish Letting Agent Register before signing.

Which Glasgow letting agent is best for a student or HMO property?

Cairn Estate and Letting Agency has run student and house in multiple occupation property in the West End since 2000, which is the deepest specialism in this ranking. DJ Alexander also handles licensed property at scale. Remember the Scottish threshold is three or more unrelated occupants, not five.

Can a letting agent charge the tenant a fee in Scotland?

No. Tenant fees other than rent and the deposit have been unlawful in Scotland since 2012, well before the equivalent ban in England. If an agency asks a tenant for an administration, referencing or renewal fee, that is unlawful and recoverable.

Our method, and what we could not verify

Ratings came from the platform named in each entry, and where two platforms disagreed, both figures appear rather than an average. Google figures were collected through review mirrors, which lag live Google Business Profiles, so they are dated rather than presented as live. Trustpilot blocks automated collection, so Trustpilot figures appear only where a source could be attributed, and Western Lettings' Trustpilot figure of 4.4 from about 122 came second hand and is not used in the ranking.

Registration numbers were taken from the agency's own website or a directory listing. Fee figures come only from an agency's own published material. Where nothing is published, the entry says so rather than estimating.
