The 10 best letting agents in Dunfermline

Scotland's newest city has grown by a fifth in fifteen years, and its letting market is still run mostly by estate agents and solicitors who also sell. Three of the ten below publish their landlord fees in full.

Illustrative image

Dunfermline became a city in 2022 and has been growing fast for longer than that. National Records of Scotland put the wider settlement at more than seventy six thousand people, and the eastern expansion at Duloch and Masterton added over six thousand homes. The M90, two railway stations and the Queensferry Crossing put Edinburgh within easy reach, which is why so many tenants here work south of the Forth and why Dunfermline has become one of the busier rental corners of the Scottish property market outside the big cities.

The letting market is still a local one. Most agencies in KY11 and KY12 are an estate agency or a firm of solicitors first, letting alongside property sales and conveyancing, and most of their Google reviews come from buyers and sellers. Only a handful of firms let and manage property and nothing else, and two of them lead this ranking on the strength of reviews from landlords and tenants.

Every registration number on this page was confirmed on the Scottish Letting Agent Register on 15 October 2026. One agency quotes a number elsewhere that the register does not recognise, and the entry says so.

The ranking

Dunfermline letting agents, ranked

Review bases in Dunfermline are small, so agreement between two platforms counts for a lot, and a profile built from house sales counts for less than one built from landlords and tenants.

1. Hann Lettings & Property Management

Lettings only, Gardeners Street, trading since 2014

5.0allAgents, 34 reviews, 97 percent recommend. Google 4.6 from 10, lettings only.

The strongest record from landlords and tenants in Dunfermline. Its allAgents branch scores a perfect 5.0 from 34 reviews with 97 percent recommending, and its lettings only Google profile agrees at 4.6 from 10. It is rare in a town this size to find two platforms pointing the same way.

It is a dedicated letting and property management agency, registered as LARN1901022 with the number shown on its own website alongside a Landlord Accreditation Scotland accreditation number. allAgents also lists the Scottish Association of Landlords and the Property Redress Scheme. We did not find a published fee schedule. The most recent allAgents review is from November 2024.

2. Your Move Dunfermline

National brand, franchised branch, New Row

4.9Google, 249 reviews, sales and lettings combined. No allAgents reviews.

The highest rated and most reviewed agency in Dunfermline on Google, with full Propertymark membership, The Property Ombudsman, client money protection through ARLA Propertymark and its registration number on its own branch page.

The caveat is the lettings side. The Google profile covers sales and lettings together, and the branch had a single home to let on Rightmove when we checked. It is run by a franchisee, Steve Hardaker Limited, which is registered in England. Fees are not published.

It is a member of the Scottish Association of Landlords. Fees are not published, and some directories still show an old Inverkeithing address, so use the Dickson Street office when you get in touch.

4. Maloco Mowat Parker

Solicitors and estate agents, Bonnar Street

4.5Google, 205 reviews, mostly sales and legal. allAgents 3.6 from 21, 68 percent recommend.

One of the clearest published fee tables in Dunfermline. Full management is 11.5 percent of the rent received plus VAT, with a fifty pound plus VAT minimum, and tenant find is 40 percent of the first month's rent plus VAT or four hundred and ninety five pounds plus VAT, whichever is greater.

The review picture is mixed. Google gives 4.5 from 205 on a profile dominated by sales and legal work, while allAgents shows 3.6 from 21 with 68 percent recommending, and its most recent reviews there are one star reviews from tenants. Lettings now run through a separately registered company, whose registration was approved in June 2026. Deposits are held by MyDeposits Scotland.

4.4Google, 189 reviews, legal, sales and lettings combined. allAgents 2.7 from 3.

A Dunfermline law firm with a fully itemised lettings tariff on its website. Tenant find is 50 percent of the first month's rent with a two hundred pound plus VAT minimum, plus a one hundred and fifty pound plus VAT marketing fee and sixteen pounds plus VAT per applicant for referencing. Full management is 40 percent of the first month's rent, then 10 percent of the monthly rent plus VAT.

Its Google score of 4.4 from 189 covers the whole firm, including legal and sales clients. The allAgents base of three is too small to weigh. Its only letting agent tribunal case, a tenant complaint in 2021, was not upheld. The registration number is shown on portal listings but not on its own site.

Local rules

What Dunfermline landlords have to get right

Fife charges some of the highest HMO licence fees in Scotland, which changes the sums on any shared let.

Three unrelated occupants triggers an HMO licence
In Scotland a licence is needed where three or more unrelated people share a property as their main home, lower than the five used in England. Letting without one is a criminal offence.
Fife HMO fees start at 1,885 pounds
Fife Council fees from 1 April 2026 are one thousand eight hundred and eighty five pounds for three to five occupants and two thousand two hundred and three pounds for six to ten, with a pre application inspection at two hundred and forty two pounds. The fee document does not state the licence length, so confirm it with the council.
Landlord registration is 85 pounds plus 20 per property
The national fee is eighty five pounds for the principal registration and twenty pounds per property, with a one hundred and seventy pound late fee and no property fee for HMOs. Registration lasts three years.
No short term let control area applies in Dunfermline
Fife has agreed to pursue control areas for St Andrews and the East Neuk, which await a decision by Scottish Ministers, but none covers Dunfermline. A licence is still required, from three hundred and ten pounds for one or two guests, and a full licence lasts three years.
Rents in context
On 15 October 2026 Zoopla listed fifteen rentals in the Dunfermline area, with most 2 bedroom flats between seven hundred and ninety five and nine hundred and fifty pounds a month. Citylets showed five two bedroom flats between eight hundred and nine hundred and sixty five pounds. These are small snapshots rather than an average.
Safety checks are part of the service you pay for
The repairing standard requires a gas safety check every year, an electrical installation condition report at least every five years, interlinked smoke and heat alarms and a carbon monoxide alarm where there is a fuel burning appliance. On full property management, chasing these before they lapse is the agent's job, so ask how it is done.
Rent control is not in force
No cap applies anywhere in Scotland. Councils began assessing on 1 April 2026 with reports due by 31 May 2027. Today you can raise rent once every twelve months with three months of notice, and a tenant can refer it to Rent Service Scotland within twenty one days.

Also on our radar in Dunfermline

Fife Letting Service holds a valid registration, LARN1807005, from its Kirkcaldy office, but scores 2.1 from 7 on Google, and the company number on its website belongs to a separate sales company, which needs clearing up before it could rank.

Several well reviewed names in Dunfermline sell houses rather than let them. AMAZING RESULTS! scores 4.8 from 141 and DUVI Estates 5.0 from 44, but neither shows a lettings service or a registration number. Regents Estates, RE/MAX Property Marketing and McCrae & McCrae are sales led.

Your Move Dalgety Bay, at 4.8 from 265, is a separate branch of the same franchisee as Your Move Dunfermline and is not merged with it here. Chris Martin Letting Agency and Bruadar Homes could not be verified. Edinburgh agencies that let in Dunfermline without a local office, such as Pure, SouthSide and Direct Lettings, are not included.

Questions

Letting agents in Dunfermline, answered

How do I choose a letting agent in Dunfermline?

Start with what the agency will do for your rental property, then compare. Ask each one for a rental valuation in writing, a full fee schedule with VAT shown, how marketing, viewings and referencing work on a tenant find service, how often inspections happen on full property management, and which scheme will hold the deposit. Then check its registration number on the Scottish Letting Agent Register and read reviews from landlords and tenants rather than from house sellers.

What do letting agents charge in Dunfermline?

Three agencies publish full tariffs. Maloco Mowat Parker charges 11.5 percent plus VAT for full management. Martin & Co charges 12 percent including VAT with a sixty pound minimum. Morgans charges 10 percent plus VAT after a fee of 40 percent of the first month's rent. Everyone else quotes on enquiry.

Which Dunfermline letting agent has the best reviews?

Hann Lettings, with 5.0 from 34 reviews on allAgents and 97 percent recommending, backed by 4.6 on Google. On Google alone, Your Move Dunfermline has the highest score on a large base at 4.9 from 249, though most of those reviews come from sales.

How much is an HMO licence in Dunfermline?

Fife Council charges one thousand eight hundred and eighty five pounds for three to five occupants from 1 April 2026, rising to two thousand two hundred and three pounds for six to ten. A licence is needed for three or more unrelated people.

Does Dunfermline have a short term let control area?

No. Fife has proposed control areas for St Andrews and the East Neuk, which await Scottish Ministers, but none covers Dunfermline. A licence is still required, from three hundred and ten pounds.

How can I check that a Dunfermline letting agent is registered?

Search the Scottish Letting Agent Register by name or registration number. Every agency ranked here was confirmed on 15 October 2026, and one quotes a different number on Zoopla from the one the register holds.

How often is this ranking updated?

Every month. Review counts move daily and accreditations lapse, so every figure on this page carries the date it was checked. The last check was 15 October 2026.

How this page was made

Our method, and what we could not verify

Google ratings were read directly from Google on 15 October 2026, not from mirror sites. allAgents figures are for the Dunfermline branch only. Most Google profiles here belong to firms that also sell or practise law, and each entry says so. Ratings from different platforms are shown side by side and never averaged.

Every registration number was confirmed on the Scottish Letting Agent Register on 15 October 2026. Company details come from Companies House, and tribunal history from the Housing and Property Chamber decisions list, searched by name.

Some things could not be verified. Hann Lettings and Abbey Forth publish little about fees. The client money protection provider and expiry date could not be read for most agencies. Fife Council's HMO licence length and overprovision policy, and Scottish Government rent statistics for the Fife rental area, were not obtained, so this page does not state them.

Figures checked 15 October 2026. Next review 15 November 2026.
