The 8 best letting agents in Inverness

The Highland capital has one of the tightest rental markets in Scotland and a short term let control area on its way. Eight agencies pass our checks here, and eight is all this page ranks.

Illustrative image

Inverness is short of homes to rent. On the day we checked, Rightmove listed sixteen residential lets across the city. The Inverness Courier reported seven available properties in 2023, with up to thirty viewing requests for each, and councillors were still citing around twenty in January 2026. Pressure comes from a growing city, students at the University of the Highlands and Islands, and a tourism economy that has pulled homes into short term letting, with council papers describing parts of the city as at saturation point.

That has a regulatory consequence. On 28 September 2026 Highland Council agreed to send an Inverness City short term let control area to Scottish Ministers, following the control area that has applied in Badenoch and Strathspey since March 2024. If you have a rental property in the city and are deciding between a long let and a holiday let, that decision is coming.

We looked at every letting agent in Inverness with a genuine local office and a residential property service. Several of the best reviewed names in the city sell houses and do not let, so they are not ranked. Ranking a ninth or tenth agency would have meant padding the list, so this page stops at eight.

The ranking

Inverness letting agents, ranked

allAgents has almost no Inverness lettings reviews, so Google and GetAgent carry the evidence here. Each entry says whether its reviews come mainly from landlords and tenants or from house sales.

1. Your Move Inverness

National brand, franchised branch, Academy Street

4.7Google, 164 reviews, mostly sales. GetAgent 4.7 from 139, including 27 from landlords and tenants.

The highest Google score on a large review base in Inverness, and GetAgent tells the same story at 4.7 from 139. Twenty seven of those GetAgent reviews come from landlords and tenants, which is a meaningful lettings sample for a city this size.

The compliance picture is clean: the registration number is on its own branch pages, the branch is ARLA Propertymark protected and a member of The Property Ombudsman, and a client money protection certificate is published. It is run by a franchisee, Steve Hardaker Limited, registered in Cumbria. Fees are not published, so ask for a written quote.

2. Tailormade Moves

Independent sales and lettings, Beechwood Business Park, founded 2013

4.5Google, 112 reviews, sales and lettings combined. Trustpilot 4.8 from 493.

A strong and consistent review record across two platforms, 4.5 from 112 on Google and 4.8 from 493 on Trustpilot, for a firm with a single office. It carries the fullest set of credentials in the city: ARLA and NAEA Propertymark, Landlord Accreditation Scotland, The Property Ombudsman, client money protection through Propertymark and deposits with SafeDeposits Scotland.

Two things to check. Its registration number, LARN1903046, is approved on the register and shown on its rental listings, but not on its own website. And when we checked Companies House on 15 October 2026, the company's confirmation statement due in July 2026 did not appear in its filing history. Fees are by quote only.

3. Munro & Noble

Solicitors and estate agents, lettings department on Inglis Street

4.5Google, 79 reviews for the whole firm. GetAgent 4.6 from 77.

The only Inverness agency that publishes a complete landlord tariff with VAT included, which makes it the easiest to compare. Full management is four hundred and ninety five pounds plus 15 percent of the monthly rent, a lease only service is three hundred and fifty pounds, marketing only is two hundred and thirty pounds, and references and inventories are priced line by line.

It is a solicitor led firm with Property Redress Scheme membership, client money protection through Client Money Protect and deposits with SafeDeposits Scotland. Its Google profile covers the whole legal and estate agency firm, and GetAgent agrees at 4.6 from 77. At 15 percent including VAT, its management fee sits at the higher end, so compare like for like.

4. Firthview Property Management

Lettings and management only, Inglis Street

4.5Google, 60 reviews, lettings only profile.

A dedicated lettings and management agency in the city centre whose 4.5 from 60 comes from landlords and tenants rather than house buyers. It shows its registration number on every page of its website.

It is registered as a sole trader, so there is no Companies House record, and it says its staff are qualified under the ARLA Propertymark scheme and that it has held client money protection insurance since it began, without naming the provider. A fee schedule is linked openly from its management page, but we could not open it, so no figures are quoted here.

5. Highland Letting Agents

Trading name of Highland Estate Agents Ltd, covering Inverness to Skye

4.4Google, 38 reviews on the Highland Estate Agents profile, sales and lettings combined.

One of only two agencies in Inverness to publish fees: full management from two hundred and ninety five pounds one off plus 9 percent of the monthly rent, and tenant find at six hundred pounds, both quoted excluding VAT, so add 20 percent to compare with a VAT inclusive tariff. Deposits go to MyDeposits Scotland.

The business trades online as Highland Letting Agents and is registered as Highland Estate Agents Ltd, whose Google profile scores 4.4 from 38. It covers a wide area from Inverness out to Skye and Fort William. Its address varies between sources, from Drumnadrochit to Church Street and Fairways, so confirm where you will be dealing with it. No accreditation or client money protection is stated.

6. Tughan & Cochrane

Lettings only since 2004, Beechwood Business Park

4.0Google, 182 reviews, lettings only profile. The largest Google base in Inverness.

The largest dedicated lettings agency in Inverness by live stock and by Google reviews, letting and managing only since 2004. Its 4.0 is lower than the agencies above it, but it comes from by far the biggest base of tenants and landlords in the city, which makes it one of the more reliable scores on this page.

It is an accredited letting agent with Landlord Accreditation Scotland and a member of the Council of Letting Agents, uses the Letting Protection Service Scotland for deposits and states that it holds client money protection without naming the provider. Fees are by quote only.

7. Belvoir Inverness

Franchised branch, Fairways Business Park

4.1Google, 52 reviews. GetAgent 4.0 from 42, more than half from landlords and tenants.

A mid sized franchise branch whose reviews come mainly from landlords and tenants, with Google and GetAgent closely in line at 4.1 and 4.0. Its registration and a client money protection certificate for the current operator, Inverness Asset Managers Ltd, are both published.

The branch is now run by a company formed in 2021, and a previous franchisee trading as Belvoir in Inverness was the subject of a 2024 tribunal enforcement order. That decision concerned the earlier operator, not the current one. Separately, the branch page refers to the TDS insured scheme, which is not one of the three approved Scottish deposit schemes, while also showing SafeDeposits Scotland and Letting Protection Service Scotland logos. Ask which scheme will hold your tenant's deposit.

8. Macleod & MacCallum

Solicitors, lettings department on Queensgate

4.0Google, 94 reviews for the whole firm. GetAgent 3.9 from 69, a quarter of them one star.

A long established solicitors' lettings department with a steady local portfolio and more than thirty years of letting in the city. Its registration, LARN1902060, is approved on the register and shown on its rental listings, but not on its own website.

Its ratings are the weakest of the eight. Google gives 4.0 from 94 for the whole legal firm, and GetAgent 3.9 from 69, where about a quarter of reviews are one star and some tenants cite communication and maintenance. No lettings body, client money protection or deposit scheme is named, and fees are by quote only.

Local rules

What Inverness landlords have to get right

Short term letting is the live issue in Inverness, and the rules are about to change.

An Inverness short term let control area has been proposed
On 28 September 2026 Highland Council agreed to submit an Inverness City control area, covering Inverness West, Central, Ness-side and Millburn and part of Inverness South, to Scottish Ministers. It is not yet in force and has no start date. Once designated, using a whole property as a secondary short let in those wards would need planning permission.
Badenoch and Strathspey already has one
A control area has applied across Badenoch and Strathspey since 4 March 2024. Highland short term let licence fees run from three hundred and twenty pounds for home sharing or home letting with one or two guests to six hundred and ten pounds for secondary letting with ten or more.
Three unrelated occupants triggers an HMO licence
In Scotland a licence is needed where three or more unrelated people share a property. Highland Council charges eight hundred and one pounds for up to ten occupants and one thousand and sixty six pounds for eleven or more, from a fee document that carries no date, so confirm the current figure.
HMO numbers are small and not capped
In March 2023 there were 273 licensed HMOs in Highland, 179 of them in Inverness. The licensing committee does not refuse applications on overprovision grounds, unlike Stirling or Dundee.
Landlord registration is 85 pounds plus 20 per property
From 1 April 2026 the national fee is eighty five pounds for the principal registration and twenty pounds per property, with a one hundred and seventy pound late fee and no property fee for HMOs. Registration lasts three years.
Rents are rising faster than the Scottish average
The Office for National Statistics puts the average Highland rent at seven hundred and thirty nine pounds a month in August 2026, up 4.3 percent in a year against 1.1 percent across Scotland. Official sources disagree on one bedroom rents: the ONS gives five hundred and thirty seven pounds and Scottish Government statistics five hundred and eighty six pounds for the same rental area, because they measure different things.
Safety checks are part of the service you pay for
The repairing standard requires a gas safety check every year, an electrical installation condition report at least every five years, interlinked smoke and heat alarms and a carbon monoxide alarm where there is a fuel burning appliance. On full property management, chasing these before they lapse is the agent's job, so ask how it is done.
Rent control is not in force
No cap applies anywhere in Scotland. Councils began assessing on 1 April 2026 with reports due by 31 May 2027. Today you can raise rent once every twelve months with three months of notice, and a tenant can refer it to Rent Service Scotland within twenty one days.

Considered, not ranked

Also on our radar in Inverness

Galbraith runs a genuine lettings service with RICS and ARLA membership and SafeDeposits Scotland, but its Inverness profile scores 3.3 from 18 on Google and 2.8 from 8 on GetAgent, it is a rural and land agency, and its lettings are managed from Moray. Ranking it ninth would have added a weak entry for the sake of length.

Four of the best reviewed agencies in Inverness are estate agents that sell rather than let. Home Sweet Home scores 4.7 from 146, Hamish Homes 4.5 from 137, Paul Coutts Estate Agency 5.0 from 79 and Smart Moves 4.6 from 44, but none showed a lettings service, rental listings or landlord reviews. Companies House search results show the Smart Moves company as dissolved in December 2023, although its Google profile is still live.

Strutt & Parker and Savills have Inverness offices but no residential lettings service in the city that we could find. Highland Residential is a housing association subsidiary focused on mid market rent rather than a letting agent for private landlords.

Questions

Letting agents in Inverness, answered

How do I choose a letting agent in Inverness?

Start with what the agency will do for your rental property, then compare. Ask each one for a rental valuation in writing, a full fee schedule with VAT shown, how marketing, viewings and referencing work on a tenant find service, how often inspections happen on full property management, and which scheme will hold the deposit. Then check its registration number on the Scottish Letting Agent Register and read reviews from landlords and tenants rather than from house sellers.

What do letting agents charge in Inverness?

Only two agencies publish a price. Munro & Noble charges four hundred and ninety five pounds plus 15 percent of the rent for full management, including VAT. Highland Letting Agents starts from two hundred and ninety five pounds plus 9 percent, excluding VAT. Everyone else quotes on enquiry.

Which Inverness letting agent has the best reviews?

Your Move Inverness has the highest score on a large base, at 4.7 from 164 on Google and 4.7 from 139 on GetAgent. Among lettings only agencies, Firthview scores 4.5 from 60 and Tughan & Cochrane has the largest base, at 4.0 from 182.

Is Inverness becoming a short term let control area?

It has been proposed. Highland Council agreed on 28 September 2026 to submit an Inverness City control area to Scottish Ministers. It is not in force yet. Badenoch and Strathspey has been a control area since March 2024.

Why are there only eight agencies on this page?

Because eight passed our checks. Several of the best reviewed estate agents in Inverness sell rather than let, and the remaining letting agents had review records too weak or too thin to rank honestly.

How can I check that an Inverness letting agent is registered?

Search the Scottish Letting Agent Register by name or registration number. Every agency on this page was confirmed on the register on 15 October 2026. Two show their number on property listings but not on their own website.

How often is this ranking updated?

Every month. Review counts move daily and accreditations lapse, so every figure on this page carries the date it was checked. The last check was 15 October 2026.

How this page was made

Our method, and what we could not verify

Google ratings were read directly from Google on 15 October 2026, not from mirror sites. allAgents has almost no Inverness lettings reviews, so GetAgent and Trustpilot are shown where they exist. Ratings from different platforms are shown side by side and never averaged, and each entry says whether a profile mixes sales or legal work with lettings.

Every registration number was confirmed on the Scottish Letting Agent Register on 15 October 2026. Company details come from Companies House, and tribunal history from the Housing and Property Chamber decisions list, searched by name. Some decisions on that list carry no agent name, so the absence of a result is not proof that none exists.

Some things could not be verified. Firthview's fee schedule could not be opened. Client money protection expiry dates for Your Move, Tailormade Moves and Belvoir were read from file names rather than certificates. Highland Council's HMO fee document carries no date. Citylets publishes no Inverness figures that we could reach.

Figures checked 15 October 2026. Next review 15 November 2026.
