The 7 best letting agents in Falkirk

A town of more than a hundred thousand people with surprisingly few letting agents of its own. Much of its rental stock is marketed from Stirling, Bathgate and Glasgow, so this page ranks the seven local agencies that pass our checks and stops there.

Illustrative image

Falkirk sits between Glasgow and Edinburgh, and that shapes its local property market. On the day we checked, Rightmove listed around fifty rentals across Falkirk, Zoopla twenty and Citylets three, and a large share of them were marketed by agencies whose offices are in Stirling, Bathgate, Glasgow or Edinburgh rather than in the town itself.

Falkirk Council publishes its own record of advertised rents, which is unusual and useful. From April to June 2026 it logged 210 adverts with an average of eight hundred and sixty one pounds a month across all property sizes, from six hundred and sixty one pounds for a one bedroom home to one thousand one hundred and eighteen pounds for three bedrooms. Larbert and Stenhousemuir were the most expensive part of the district.

Five local agencies have both a lettings office in the Falkirk district and a review record worth ranking. Two more are properly registered but have no public reviews yet, and the page says so plainly. Several of the best reviewed estate agencies in Falkirk sell rather than let, and are listed on our radar instead.

The ranking

Falkirk letting agents, ranked

Most Google profiles in Falkirk mix sales and lettings. Belvoir is the only large profile that is clearly about lettings alone, which is why it ranks above an agency with a higher score.

1. Your Move Falkirk

National brand, franchised branch, Bank Street

4.8Google, 292 reviews, sales and lettings combined. GetAgent 4.9 from 259, including 52 from landlords and tenants. allAgents 2.3 from 3.

The strongest review record in Falkirk, with Google at 4.8 from 292 and GetAgent at 4.9 from 259. Fifty two of the GetAgent reviews come from landlords and tenants, so this is not purely a sales score.

Its registration number is on its branch page and listings, and it holds ARLA Propertymark and Property Ombudsman membership with client money protection through Propertymark. The allAgents branch page shows 2.3 from three reviews, all from 2021 or earlier. The branch is run under franchise by Steve Hardaker Limited, registered in Cumbria. Fees are not published.

2. Belvoir Falkirk

Lettings only branch, Vicar Street, trading since 2003

4.4Google, 192 reviews, lettings only branch. allAgents 4.1 from 14, 69 percent recommend.

The only agency in Falkirk whose large Google base is clearly about lettings alone, at 4.4 from 192, backed by an allAgents branch score of 4.1 from 14 and an allAgents Gold award for Falkirk in 2024. It is also the only local agency with a fee page anyone can read: start up three hundred and fifteen pounds, tenant find only four hundred and eighty pounds, rent collection only 12.5 percent and referencing one hundred and twenty pounds per tenant, all stated as including VAT.

Two things on that page need fixing. The full management percentage reads as a placeholder, [INSERT PERCENTAGE], so the most important fee is missing. And the branch page refers to the TDS insured scheme, which is not one of the three approved Scottish deposit schemes, although the fee page names SafeDeposits Scotland. A 2021 tribunal enforcement order of two hundred pounds was complied with, and a 2022 application against it was refused with no breach found.

3. Homes For You

Independent sales and lettings, Larbert, trading since 2005

4.8Google, 235 reviews, mostly from sales. A second Homes For You profile shows 4.9 from 98 and is kept separate.

A long established Larbert agency with an excellent Google record, 4.8 from 235, and an active lettings arm with named property managers in Larbert and Stirling. A second Google profile for the business shows 4.9 from 98, and the two are not combined.

Most of its reviews appear to come from sales clients, and it had only a handful of homes to let when we checked, so the score says more about the business as a whole than about lettings. Its registration, LARN1905007, is approved on the register under Homes For You (Scotland) Ltd but is not displayed on its website. Fees are not published.

4. Slater Hogg & Howison Falkirk

National group, Newmarket Street, part of Connells

4.5Google, 101 reviews, sales and lettings combined. GetAgent 4.5 from 98, including 39 from landlords and tenants. allAgents 3.0 from 8.

A busy town centre lettings office, with Google and GetAgent both at 4.5 from around a hundred reviews and a good share of the GetAgent reviews from landlords and tenants. The allAgents branch is less positive at 3.0 from eight, with half recommending.

It sits below Belvoir on the smaller and less lettings specific review base and on transparency: its registration, LARN1904055, is held by Countrywide Residential Lettings Limited for the brand but is not displayed on its branch page, and no fees are published. Four company level tribunal decisions exist from 2020 to 2026, none confirmed as relating to the Falkirk branch, and the most recent was refused.

5. Northwood Central

Owner run franchise, Bank Street, guaranteed rent option

4.1Google, 74 reviews. GetAgent 3.9 from 64. allAgents 3.4 from 10, 60 percent recommend.

An owner run franchise office trading in Falkirk for more than ten years, with the most lettings weighted review mix of the town's agencies. Its scores are consistent across three platforms but middling, from 3.4 on allAgents to 4.1 on Google. Guaranteed rent is available, as at every Northwood office, although the terms are not published.

Its registration is held by Northwood (Central Lowlands) Limited at the Bank Street office, approved as LARN1803008, but is not displayed on its website. Like Belvoir, the branch page refers to the TDS insured scheme, which is not an approved Scottish deposit scheme, so ask which scheme will hold your tenant's deposit.

6. MES Property

Local independent, Princes Street, registered since 2022

Not ratedNo public reviews found on Google, allAgents or GetAgent.

A small, locally owned letting and sales agency that has been on the Scottish Letting Agent Register since 2022. It shows Council of Letting Agents, Scottish Association of Landlords and Property Redress Scheme membership and uses SafeDeposits Scotland.

It has no public review record yet, so there is little independent evidence on its service, and we saw no live rental listings on the portals on the day we checked. It ranks here on registration and accreditation alone.

7. URBAN Property

Property management and factoring, Grangemouth

Not ratedNo public reviews found on Google, allAgents or GetAgent.

A small Grangemouth business offering long term lets and short let management, registered both as a letting agent and as a property factor. It had one live let on the day we checked and has no public reviews.

A different company that previously traded from the same address, The Letting Company SCO Ltd, has overdue filings and a proposal to strike off at Companies House. URBAN Property is a separate company with its own registration, incorporated in 2022, and nothing overdue.

Local rules

What Falkirk landlords have to get right

Falkirk's rules follow the national position closely, and the council is unusually open about local rents.

Three unrelated occupants triggers an HMO licence
Professional letting agents and landlords alike need to know that Falkirk Council requires a licence to let a property to three or more unrelated people as their only or main home where they share a kitchen or bathroom. Operating without one is a criminal offence. The council publishes HMO fees in its annual fees and charges schedule, which we could not open, so ask the council for the current figure.
Landlord registration is 85 pounds plus 20 per property
Falkirk Council gives the national fee of eighty five pounds for the principal registration and twenty pounds per property, with a one hundred and seventy pound late fee, and says future increases apply on 1 April each year. Registration lasts three years.
Short term lets need a licence
A licence is required for any short term let. Neither the council's licensing nor its planning pages mention a control area, but confirm with the council before relying on that.
New duties for landlords and agents
The council's March 2026 newsletter for landlords noted rules from 1 May 2026 against refusing tenants because they have children or receive benefits, and new damp and mould duties due to start on 6 October 2026.
Rents in context
The council's own database for April to June 2026 puts the average advertised rent at eight hundred and sixty one pounds a month across 210 adverts, eight hundred and twenty eight pounds for a two bedroom flat or house in Falkirk town and nine hundred and fifty eight pounds on average in Stenhousemuir, Larbert and the rural north. Scottish Government figures for the Forth Valley area, which include existing tenancies, are lower at six hundred and ten pounds for one bedroom and eight hundred and thirty three pounds for two.
Safety checks are part of the service you pay for
The repairing standard requires a gas safety check every year, an electrical installation condition report at least every five years, interlinked smoke and heat alarms and a carbon monoxide alarm where there is a fuel burning appliance. On full property management, chasing these before they lapse is the agent's job, so ask how it is done.
Rent control is not in force
No cap applies anywhere in Scotland. Councils began assessing on 1 April 2026 with reports due by 31 May 2027. Today you can raise rent once every twelve months with three months of notice, and a tenant can refer it to Rent Service Scotland within twenty one days.

Also on our radar in Falkirk

Clyde Property Falkirk scores 4.7 from 139 on Google, but that profile sits at Newmarket Street, which now trades as Forth & Clyde, a sales led business. Clyde Property's Falkirk rentals are marketed from its Stirling lettings office, which is ranked on our Stirling page.

CastleBrae Sales & Letting genuinely lets in Falkirk, with Landlord Accreditation Scotland and SafeDeposits Scotland, but its only office is in Bathgate. Cormack And James presents itself as a Falkirk lettings specialist, but we could not confirm a registration or any live lets, and it will be checked again next month.

Several of the best reviewed agencies in the district sell rather than let. Atrium in Polmont scores 4.9 from 112, Gordon Henry RE/MAX 5.0 from 229, Falkirk Homes 4.5 from 83, Gillespie Property 4.8 from 49 and NEST 4.8 from 47, but none showed a lettings service with live rentals.

Questions

Letting agents in Falkirk, answered

How do I choose a letting agent in Falkirk?

Start with what the agency will do for your rental property, then compare. Ask each one for a rental valuation in writing, a full fee schedule with VAT shown, how marketing, viewings and referencing work on a tenant find service, how often inspections happen on full property management, and which scheme will hold the deposit. Then check its registration number on the Scottish Letting Agent Register and read reviews from landlords and tenants rather than from house sellers.

What do letting agents charge in Falkirk?

Only Belvoir publishes a fee page, with tenant find at four hundred and eighty pounds and rent collection at 12.5 percent including VAT, but its full management percentage is missing from the page. Every other agency quotes on enquiry.

Which Falkirk letting agent has the best reviews?

Your Move Falkirk, at 4.8 from 292 on Google and 4.9 from 259 on GetAgent. Among profiles that cover lettings only, Belvoir Falkirk leads at 4.4 from 192.

What is the average rent in Falkirk?

Falkirk Council recorded an average advertised rent of eight hundred and sixty one pounds a month from April to June 2026, from six hundred and sixty one pounds for one bedroom to one thousand one hundred and eighteen pounds for three.

Why are there only seven agencies on this page?

Because only seven local letting agencies passed our checks. Much of Falkirk's rental stock is marketed from offices in Stirling, Bathgate and Glasgow, and several of the best reviewed local firms sell rather than let.

How can I check that a Falkirk letting agent is registered?

Search the Scottish Letting Agent Register by name or registration number. Every agency on this page was confirmed on the register on 15 October 2026, although five do not display their number on their own website.

How often is this ranking updated?

Every month. Review counts move daily and accreditations lapse, so every figure on this page carries the date it was checked. The last check was 15 October 2026.

How this page was made

Our method, and what we could not verify

Google ratings were read directly from Google on 15 October 2026, not from mirror sites. allAgents figures are for the Falkirk branch only, and GetAgent figures are shown where they exist. Ratings from different platforms are shown side by side and never averaged, and each entry says whether a profile mixes sales with lettings.

Every registration number was confirmed on the Scottish Letting Agent Register on 15 October 2026. Company details come from Companies House, and tribunal history from the Housing and Property Chamber decisions list, searched by name.

Some things could not be verified. Falkirk Council's HMO and short term let fee schedules are published in formats we could not open, so no fees are quoted. Client money protection details for Belvoir and Northwood could not be confirmed from a certificate. Agencies in Bo'ness and smaller names listed on third party registers were not assessed this month and may widen the list at the next refresh.

Figures checked 15 October 2026. Next review 15 November 2026.
