The 10 best letting agents in Stirling

A university city with a small rental market and a large number of estate agents who also let. Every agency below is checked against the Scottish Letting Agent Register, and only two publish a landlord fee anyone can read without phoning.

Illustrative image

Stirling lets in three distinct markets at once. Students at the University of Stirling, which Citylets puts at around twelve thousand, drive shared lets in Causewayhead, Bridge of Allan and the city centre. Commuters to Glasgow and Edinburgh want a family home in Kings Park, Torbrex and Cambusbarron. And the local property market is thin: Rightmove listed 53 properties to rent in Stirling and the surrounding areas on the day we checked.

Most estate agents in Stirling are a sales and letting estate agency first, which is common across central Scotland, and most of their Google reviews come from people who bought or sold a home. A strong score on a sales heavy profile tells a landlord less than the same score on a lettings only profile, so each entry below says which kind of profile the rating comes from.

Every registration number on this page was confirmed on the Scottish Letting Agent Register on 15 October 2026, searching by name or by number. That matters here, because two agencies quote numbers on their own material that differ from the register.

The ranking

Stirling letting agents, ranked

Score and base size count together, and a rating built mainly from house sales counts for less than a rating from landlords and tenants. Where Google and allAgents disagree, both figures are shown.

1. Martin & Co Stirling

Sales and lettings, King Street, client money protected to 2027

4.6Google, 481 reviews, sales and lettings combined. allAgents 3.8 from 51, 73 percent recommend.

The largest review base in Stirling by a wide margin, and the only agency that passed every check we ran. Its registration number is on its own branch page, its client money protection certificate runs to 31 July 2027, it is an ARLA Propertymark member, and it publishes a complete fee schedule with VAT included.

That schedule is worth reading before you speak to anyone: a managed service at 12 percent of the monthly rent including VAT, with a seventy pound monthly minimum, a three hundred and sixty pound tenancy set up fee and a five hundred and forty pound fee if you end the agreement with a tenant in place. The allAgents base of 51 is cooler than Google at 3.8, with 73 percent recommending, and both figures are shown. A 2019 tribunal enforcement order against the branch was later certified as complied with.

2. Paul Rolfe Lettings & Property Management

Lettings office, King Street, part of a West Lothian agency

4.9Google, 69 reviews, lettings only profile.

The highest score on a sizeable lettings only profile in Stirling. The Stirling office at King Street carries its own Google listing, so these 69 reviews come from landlords and tenants rather than from house sales, which is exactly the evidence a landlord should want.

The wider business is a sales and lettings agency based in Linlithgow and Bo'ness, and its letting registration is held as Paul Rolfe Letting at The Vennel in Linlithgow. It is a member of the Propertymark client money protection scheme. Fees are not published, and there is no allAgents review base for the Stirling office to compare against.

3. The Stirling Property Shop

Lettings only, Friars Street, one of the largest local rental books

4.4Google, 172 reviews, lettings only profile. No allAgents reviews.

The largest lettings only review base in Stirling and one of the biggest independent rental books on Rightmove, with 25 homes to let on the day we checked. A 4.4 from 172 reviews from landlords and tenants is a solid result in a city where most review bases are sales led.

There is history to disclose. In February 2021 The Negotiator reported a First-tier Tribunal award of six thousand pounds against the agency for code of practice breaches around a late deposit return and property management, alongside a separate award against its founders for letting work carried out before the business was registered. The current company has been registered since 2020. Its former website address no longer resolves and the register lists a Facebook page instead, so its fees and memberships are unconfirmed, and its registered address of 10 Baker Street differs from the Friars Street office shown on the portals.

Best for: Landlords who want a busy, lettings only local agency and are comfortable asking about its record.

4. Golden Tree Estates

Independent, Barnton Street, publishes a flat fee

5.0Google, 146 reviews, sales and lettings combined. No allAgents reviews.

A perfect 5.0 from 146 Google reviews, and one of only two agencies in Stirling that tells landlords its price on its own website: a flat 10 percent of the monthly rent, described as having no hidden costs or additional fees. The page does not say whether VAT is included, so ask.

The paperwork lags behind the reviews. Its registration, LARN2303009, is approved on the register but does not appear on its own site, and the client money protection certificate it publishes expired on 9 July 2026. We could not find a current one. It is a young business, trading for around three years, and its Rightmove stock is mainly lettings.

5. Your Move Stirling

National brand, franchised branch, Port Street

4.9Google, 165 reviews, mostly from sales. allAgents has no lettings reviews.

An excellent Google record and a clean compliance picture: the registration number is on its own site, client money protection runs to 31 May 2027, and the branch holds ARLA Propertymark and Property Ombudsman membership.

The lettings side is small. Only two homes were listed to let when we checked, against fifteen for sale, and most of the 165 reviews come from sales customers. The branch is run by a franchisee, Steve Hardaker Limited, a company registered in Cumbria. Fees are not published.

6. Property Bureau

Sales and lettings, Port Street, Glasgow based group

4.7Google, 75 reviews, sales and lettings combined. GetAgent 4.7 from 62. allAgents 3.3 from 4.

Two platforms agree on a strong score, with 4.7 on Google from 75 and 4.7 on GetAgent from 62. The allAgents base of four is too small to weigh but is stated so you can see everything that exists.

Its registration needs explaining. Tribunal records list the business under LARN1906010, which the register no longer returns. The current approved registration is LARN2508001, held by The Business and Property Bureau Ltd, trading as Property Bureau, with a Bearsden address. A 2024 tribunal order against the company, over a Glasgow property, required a deposit balance and one thousand pounds in compensation to be paid, and was complied with. Fees are not published.

7. Halliday Homes Lettings

Lettings office, Port Street, sales office in Bridge of Allan

4.9Google, 31 reviews for the Stirling lettings office. The Bridge of Allan sales profile, 4.9 from 207, is not used.

Halliday runs lettings solely from its Stirling office on Port Street, and that office has its own Google profile at 4.9 from 31. The wider business is very well reviewed, but its 207 review Bridge of Allan profile is a sales office and is deliberately not presented here as a lettings score.

The registration is held by Halliday Properties (Lettings) Ltd at the Port Street address, approved as LARN2401007, although the number is not shown on its own letting page. Deposits go to SafeDeposits Scotland. No fees, memberships or client money protection details are published.

8. Forth Residential

Lettings only, Kildean, founded 2013

4.9Google, 37 reviews, lettings only profile.

A small lettings only agency with the fullest set of memberships among the Stirling independents: the Scottish Association of Landlords, Landlord Accreditation Scotland and The Property Ombudsman, with deposits held by MyDeposits Scotland. Its 4.9 comes entirely from landlords and tenants.

Two things keep it lower. Its stock spreads well beyond the city, with only one of five listed lets in Stirling itself when we checked. And a tribunal enforcement order in March 2025 found a failure under paragraph 21 of the code of practice and required four hundred and two pounds to be paid, which was certified as complied with in June 2025.

9. Slater Hogg & Howison Stirling

National group, Port Street, part of Connells

4.7Google, 227 reviews, sales and lettings combined. allAgents 1.9 from 11, 20 percent recommend.

The sharpest disagreement between platforms in Stirling. Google gives 4.7 from 227 on a profile that covers sales and lettings together, while the local allAgents branch shows 1.9 from 11 with 20 percent recommending and a fee satisfaction score of zero, with the latest review in March 2026.

It has one of the larger lettings books in the city at 21 homes to let, client money protection through the ARLA Propertymark scheme, and the backing of the Connells group. Its registration, LARN1904055, is held by Countrywide Residential Lettings Limited, but is not shown on its landlord page, and fees are only explained at an appointment.

10. Clyde Property Stirling

Sales and lettings, Allan Park, trading since 1987

4.6Google, 135 reviews, mostly from sales. allAgents 2.8 from 15, 40 percent recommend.

A long established firm with its registration number in its website footer and ARLA Propertymark membership. On Google the Stirling office scores 4.6 from 135, but that profile is dominated by sales.

The lettings evidence points the other way. On allAgents the branch has 40 percent recommending, and every one of its seven lettings reviews is one star, although the latest is from October 2020. When we checked Companies House on 15 October 2026, the company's confirmation statement due on 23 September 2026 had not yet been filed. A 2024 tribunal application was refused on procedural grounds with no breach found.

Local rules

What Stirling landlords have to get right

Stirling caps how many shared houses can sit in its student areas, which makes the house in multiple occupation rules the thing most likely to catch a new landlord out.

Three unrelated occupants triggers an HMO licence
Stirling Council defines a house in multiple occupation as the main home of three or more unrelated people, lower than the five used in England. Licences last two years for new applications and renewals.
Licence fees start at 847 pounds
The council fee table covering April 2025 to March 2026 charges eight hundred and forty seven pounds for up to five occupants and nine hundred and eighty five pounds for up to ten, with a late application fee of four hundred and thirty one pounds. The council had not published a 2026 to 2027 table when we checked, so confirm the current figure before applying.
A one percent cap applies in the student areas
A 2015 overprovision policy sets a one percent concentration threshold for new HMO applications in Stirling North, Stirling East, Stirling West, Bridge of Allan and Dunblane, and five percent per census output area elsewhere. It applies whether or not planning permission is needed, so a suitable property can still be refused.
Landlord registration is 85 pounds plus 20 per property
The national fee is eighty five pounds for the principal registration and twenty pounds per property, with a one hundred and seventy pound late fee. There is no property fee for HMOs. Registration lasts three years.
Stirling is not a short term let control area
Council guidance states that it does not have a control area. A licence is still required, with first application fees in the 2025 to 2026 table running from one hundred and thirteen pounds for home letting of up to four guests to four hundred and fifty three pounds for secondary letting of five or more.
Rents in context
Scottish Government figures for the Forth Valley rental area, which includes Stirling, put the average one bedroom rent at six hundred and ten pounds a month and two bedrooms at eight hundred and thirty three pounds, in the year to September 2025. These include existing tenancies, so new lets in the city are usually higher.
Safety checks are part of the service you pay for
The repairing standard requires a gas safety check every year, an electrical installation condition report at least every five years, interlinked smoke and heat alarms and a carbon monoxide alarm where there is a fuel burning appliance. On full property management, chasing these before they lapse is the agent's job, so ask how it is done.
Rent control is not in force
No cap applies anywhere in Scotland. Councils began assessing on 1 April 2026 with reports due by 31 May 2027. Today you can raise rent once every twelve months with three months of notice, and a tenant can refer it to Rent Service Scotland within twenty one days.

Considered, not ranked

Also on our radar in Stirling

Bastion Property Management is registered as LARN1902080, has traded for more than fifteen years and specialises in student lets, but its review base of 16 on Google at 4.3 is too small to rank above the ten here. Milestone Letting and Estate Agents is registered as LARN2112004 at Charter Street and scores 5.0 on Google, but from only 21 reviews.

Capital Letters has the largest rental stock in Stirling on Rightmove, at 38 homes, and is registered as LARN2406005 under Even Property Ltd. Both review platforms agree it is weak, at 2.5 from 36 on Google and 2.8 from 15 on allAgents with 58 percent recommending, which is why it is not ranked.

Belvoir Stirling scores 3.1 from 49 on Google. Homes For You is well reviewed, but its lettings are run from Larbert and its Stirling branch showed nothing to let. Harper & Stone scores 4.9 but its office is in Dollar, and Debbie Williams Homes sells only.

Two well known names are sales businesses rather than letting agents here. Cathedral City Estates and Pacitti Jones Stirling both review very well, but neither had property to let in Stirling when we checked.

Questions

Letting agents in Stirling, answered

How do I choose a letting agent in Stirling?

Start with what the agency will do for your rental property, then compare. Ask each one for a rental valuation in writing, a full fee schedule with VAT shown, how marketing, viewings and referencing work on a tenant find service, how often inspections happen on full property management, and which scheme will hold the deposit. Then check its registration number on the Scottish Letting Agent Register and read reviews from landlords and tenants rather than from house sellers.

What do letting agents charge in Stirling?

Only two agencies publish a price. Martin & Co charges 12 percent of the rent including VAT for full management, with a seventy pound monthly minimum and a three hundred and sixty pound set up fee. Golden Tree Estates charges a flat 10 percent, without saying whether VAT is included. Every other agency on this page quotes on enquiry.

Which Stirling letting agent has the best reviews?

Martin & Co has the largest base, at 4.6 from 481 Google reviews. On profiles that cover lettings only, Paul Rolfe Lettings leads at 4.9 from 69, followed by Forth Residential at 4.9 from 37 and the Stirling Property Shop at 4.4 from 172.

When does a Stirling property need an HMO licence?

When three or more unrelated people live there as their main home. Licences last two years, fees start at eight hundred and forty seven pounds for up to five occupants, and a one percent cap on new HMOs applies in Stirling North, East and West, Bridge of Allan and Dunblane.

Does Stirling have a short term let control area?

No. Council guidance states that Stirling does not have one. A short term let licence is still required, with first application fees from one hundred and thirteen pounds.

How can I check that a Stirling letting agent is registered?

Search the Scottish Letting Agent Register by the agency name or its registration number. Every agency ranked on this page was confirmed on the register on 15 October 2026, and two of them quote numbers elsewhere that differ from the current entry.

How often is this ranking updated?

Every month. Review counts move daily and accreditations lapse, so every figure on this page carries the date it was checked. The last check was 15 October 2026.

How this page was made

Our method, and what we could not verify

Google ratings were read directly from Google on 15 October 2026, not from mirror sites. allAgents figures are for the Stirling branch only. Where an agency also sells houses, its Google profile mixes sales and lettings reviews, and each entry says so. Ratings from different platforms are shown side by side and never averaged.

Every registration number was confirmed on the Scottish Letting Agent Register on 15 October 2026. Company details come from Companies House, and tribunal history from the Housing and Property Chamber decisions list, searched by name.

Some things could not be verified. The Stirling Property Shop has no working website, so its fees and memberships are unconfirmed and its entry links to its Rightmove branch page. The 2019 tribunal decision against Martin & Co Stirling is a scanned image, so its details are unknown beyond the certificate of compliance. Golden Tree Estates did not publish a current client money protection certificate. Stirling Council had not published its 2026 to 2027 fee tables. Citylets figures for Stirling town could not be read reliably and are deliberately not used.

Figures checked 15 October 2026. Next review 15 November 2026.
