The 10 best letting agents in Paisley

Ten agencies, ranked on review strength, verified registration and how much they will tell you about their fees before you sign. No agency paid to be here, and every registration number was checked on the register itself.

Illustrative image

Paisley is the largest town in Renfrewshire, and its rental market is mostly tenement flats, terraces close to the town centre and a steady supply of student and young professional tenants around the University of the West of Scotland campus. Plenty of agencies will take a Paisley let. Far fewer have a real track record here, and fewer still will tell you what they charge before you call.

This ranking uses four things, in this order: independent review scores and the size of the review base behind them, verified registration on the Scottish Letting Agent Register, professional accreditation and client money protection, and fee transparency. Where platforms disagree, both figures are shown rather than averaged.

Every agency below was checked against the register itself, not just its own website, and all ten are approved to let property in Scotland. That is a legal requirement rather than a badge of quality. What separates them is what happens after that.

Paisley letting agents compared

Ratings come from the platform named in each row. We do not average scores across platforms, because the platforms disagree and averaging hides that.

Figures checked 22 October 2026. LARN is the Scottish Letting Agent Register number, which agents are required to display. Every number here was confirmed on the register.

The ranking

Paisley letting agents, ranked

Each entry states where the rating came from and how many reviews sit behind it, because a 5.0 from sixty people is not the same as a 4.6 from more than a thousand.

1. Castle Residential

Independent, Causeyside Street, letting in Paisley and Glasgow

4.6Google, about 1,100 reviews. allAgents 2.1 from 36. Trustpilot 2.2 from 9.

Castle Residential has the deepest review base of any letting agent in Paisley, and it is not close. The Trusted Agent 2026 benchmark counted 1,026 Google reviews for the Causeyside Street office at 4.6, against an average of 104 reviews for agents across the PA postcode area, and named it a gold winner in July 2026. Google now shows about 1,100. Holding 4.6 across more than a thousand reviews is a harder result than a perfect score from sixty, and that weight of evidence is why it ranks first.

The service is built for landlords who do not want to pay anything up front. Lettings run on a no let, no fee basis, with free marketing on Rightmove, Zoopla and Citylets, free evening and weekend viewings, deposit registration, periodic property checks and an optional rent guarantee through tenant referencing. The fee itself is not published, so ask for the management percentage in writing.

The smaller platforms tell a different story, and it belongs on this page. allAgents shows 2.1 from 36 reviews with 29 percent recommending, most of them several years old, and Trustpilot shows 2.2 from 9. Trusted Agent also recorded a zero percent reply rate to Google reviews. Read the low scores alongside the high one, and ask how repairs and complaints are handled before you sign.

2. Slater Hogg & Howison Paisley

Gauze Street branch of the Countrywide group

4.8Google, 350 reviews. GetAgent 4.8 from 325. allAgents branch 3.1 from 16.

After Castle Residential, this is the strongest combination of score and volume in Paisley: 4.8 from 350 on Google, and GetAgent agrees at 4.8 from 325. That second figure matters because GetAgent splits its reviews by customer type, and 63 come from landlords and 59 from tenants, so this is not a sales score borrowed for a lettings ranking. The branch has its own lettings line and offers full management, rent collection and let only.

It sits second rather than first on weight of evidence. Castle Residential has three times the review base at a similar score, and the allAgents figures for Slater Hogg are weaker, at 3.1 from 16 for this branch and 2.6 from 139 across the company. No registration number is displayed on the website, but the register shows Countrywide Residential Lettings Limited, trading as Slater Hogg and Howison, approved under LARN1904055. Fees are not published.

3. LET it

Lettings specialist, founded in Paisley in 1989

4.6Google, 183 reviews on the company listing. allAgents 4.2 from 47 for the Paisley branch.

LET it began life in 1989 as The Paisley Flat Centre, which makes it the longest established lettings business in this ranking, and it still trades as The Paisley Property Letting Centre Ltd. It now manages around a thousand properties across Glasgow and Renfrewshire, and it took over Castlehead Properties in 2018, which now acts as its sales arm.

The company Google listing shows 4.6 from 183, and allAgents shows 4.5 from 97 across the company and 4.2 from 47 for the Paisley branch, most of them from tenants. It has won allAgents gold for best letting agent in Paisley in 2023, 2024 and 2025, although those awards are based on reviews on allAgents itself. It holds Propertymark membership, its managing director is a fellow of ARLA, and client money is protected. Fees are not published, and the website gives no Paisley street address, so confirm which office will handle your property.

4. Fine Lets

Lettings only independent, Seedhill, trading since 2008

5.0Google, 65 reviews

A perfect 5.0 from 65 Google reviews, from one of the few genuinely lettings only agencies in Paisley. The reviews describe a small, personal operation, with landlords and tenants naming the same contact again and again, and at least one landlord describing a relationship of fifteen years.

The site states membership of Propertymark, SAL and Landlord Accreditation Scotland, with client money protection and professional indemnity cover, though we could not confirm the Propertymark membership on Propertymark's own register. Fees are not published. The review base is a fraction of the three agencies above it, which is the only reason it does not rank higher.

5. MacFarlane Young

Solicitor backed letting agency, New Street, launched 2023

4.7Google, 57 reviews. Trustpilot 4.7 from 31.

Two platforms landing on the same 4.7 is a good sign, and this is the only agency in this ranking where Google and Trustpilot agree that closely. The solicitors' practice behind it has been in Paisley for more than seventy years, and the estate and letting agency launched in February 2023, so legal work, sales and lettings sit under one roof on New Street.

It describes itself as an ARLA registered letting agency in a client money protection scheme, and its site carries Property Redress Scheme, Property Ombudsman, SafeDeposits Scotland and SAL logos. The lettings company is young, and most of the reviews cover the practice as a whole rather than lettings alone, which keeps it at number five. Fees are not published.

6. LM Properties

Independent, Glasgow Road, sales and lettings

4.7Google, 60 reviews

A local independent on Glasgow Road with a strong Google score of 4.7 from 60. It offers three levels of service, full management, part managed and marketing only, which gives a landlord who wants to stay hands on a middle option that many agencies do not offer. Deposits go to SafeDeposits Scotland, and viewings on the marketing only service carry a small extra charge that is not priced on the site.

Accreditation is shown as logos rather than stated in text: SAL, Landlord Accreditation Scotland, the Council of Letting Agents, the Property Ombudsman and the Chartered Institute of Housing. Reviews elsewhere are thin and old, with GetAgent's last review dating from 2019. The company traded as Penny Lane Homes (Paisley) Ltd until 2017, so do not confuse it with the Penny Lane Homes branch on Moss Street below. Fees are not published.

7. Penny Lane Homes Paisley

Moss Street branch of a five office Renfrewshire and Glasgow agency

4.5allAgents, 37 reviews, 80 percent recommend. Google 4.7 from 26. GetAgent 4.6 from 27.

Three platforms tell the same story here, 4.5 on allAgents, 4.6 on GetAgent and 4.7 on Google, and the allAgents reviews are current, running to September 2026. The landlord offer includes full management or let only, with rent guarantee insurance covering up to fifteen months of rent and eviction costs.

Two compliance points keep it at number seven. No registration number appears anywhere on the website, although the register does show Penny Lane Homes in Paisley Ltd approved under LARN2511006. The client money protection certificate linked from the site expired in November 2025, so ask for the current one. The review bases are also small, at under forty on every platform. Fees are not published.

8. L A Lets

Small independent, Mirren Court, Renfrew Road

4.6Google, 30 reviews

One of only two agencies in Paisley that will tell you the price. The site offers management at ten percent with no VAT added, which is the lowest published management rate in the town, and a review shown in Google's results singles out the fees and the communication.

That is close to everything the site says. No memberships or client money protection are stated, the review base is small at 30, and the website talks about Glasgow and Renfrewshire without giving an address. The register confirms L A Lets Ltd at Mirren Court on Renfrew Road, approved under LARN1905066. Ask what the ten percent includes and whether set up costs sit on top.

9. Belvoir Paisley

Franchise of a national lettings brand, serving Renfrewshire

4.2Google, 79 reviews. ViewAgents 4.0 from 97. allAgents 2.5 from 10.

A lettings led franchise with a respectable Google score of 4.2 from 79, and ViewAgents broadly agrees at 4.0 from 97. allAgents is lower at 2.5 from a small base of 10. It is part of The Property Franchise Group, one of the larger lettings networks in the UK.

There is an address question to settle first. Google still lists Belvoir Lettings Paisley at 8 Silk Street, but Belvoir's own website gives the Paisley branch address as 563 Dumbarton Road in Partick, Glasgow, the same office as Belvoir Glasgow North, while the register lists the company at a Dundee address. Ask where your property will be managed from. No memberships are stated on the branch page and fees are not published.

10. Martin & Co Paisley

Franchise, Underwood Road, letting since 2008

3.0Google, 45 reviews. Trustpilot branch 2.9 from 2.

The most transparent agency in Paisley on price, and the weakest on reviews. Martin and Co Paisley publishes a full landlord tariff: managed service at ten percent plus VAT with a forty five pound minimum, tenancy set up at four hundred pounds plus VAT, rent guarantee insurance at three hundred pounds plus VAT, and referencing, deposit registration, check out, rent reviews and the annual statement at no charge. Ask what the termination fee of fifty percent plus VAT is calculated on, because the tariff does not say.

The accreditation is complete, with ARLA Propertymark, the Property Ombudsman, SafeDeposits Scotland and a client money protection certificate valid to May 2027. The problem is the review record. Google shows 3.0 from 45, and the branch's two Trustpilot reviews are both one star. Fee transparency earns it a place in the ten. The reviews keep it at the bottom.

  • RegistrationLARN1903016, approved, held by Plan (Borders) Ltd

Local rules

What Paisley landlords have to get right

Scotland has its own rulebook, and several things that changed in England in 2026 did not change here. A good agent handles all of this. You remain responsible for it.

Landlord registration is compulsory
Every private landlord must register with Renfrewshire Council through the Scottish Landlord Register before letting. Registration lasts three years. Letting without it is a criminal offence and can bring a rent penalty notice, so check that your agent has actually completed it rather than assuming.
Your agent must be registered too
Letting agents in Scotland must appear on the Scottish Letting Agent Register and display their registration number, which begins with the letters LARN. All ten agencies above are approved on the register, but we could not find the number on the websites of three of them. If an agency will not give you its number, that is a compliance question worth asking before a commercial one.
Houses in multiple occupation need a licence
In Scotland the threshold is three or more unrelated occupants, which is lower than the five used in England. Renfrewshire Council licenses these properties. If you plan to let a flat near the University of the West of Scotland room by room, budget for the licence and the lead time, and ask your agent how many licensed properties it already manages.
Deposits go into an approved scheme
Deposits must be lodged with one of the three approved Scottish schemes within thirty working days of the tenancy starting. Ask which scheme your agent uses and get the confirmation.
Rent control is not in force
No rent cap applies anywhere in Scotland today. Under the Housing (Scotland) Act 2025, councils began assessing rent conditions on 1 April 2026 and must report to Scottish Ministers by 31 May 2027. Only after that can an area be designated, at which point increases would be capped at inflation plus one percent, to a maximum of six percent, once every twelve months.
Increases follow a fixed process
A private residential tenancy allows one rent increase every twelve months with three months of notice, and a tenant can refer the increase to Rent Service Scotland. Note that at present a rent officer can set a figure above the one proposed, which changes on 1 April 2027.
Paisley is not Glasgow
Paisley sits in Renfrewshire, so registration, licensing and council tax all run through Renfrewshire Council rather than Glasgow City Council. Several agencies here cover both, so if you own property on both sides of the boundary, make sure each one is registered with the right council.

Considered, not ranked

Also on our radar in Paisley

Rentahome Scotland at Abbeymill Business Centre is approved on the register under LARN1904062 and shows SAL, Council of Letting Agents, Landlord Accreditation Scotland and Property Redress Scheme logos, but the number is not displayed on its own website and Google shows 3.7 from 36. A candidate for the next update if the review picture improves.

Allen & Harris Paisley on Causeyside Street scores 4.6 on GetAgent from 136, but none of those reviews come from landlords or tenants, the branch has no landlord fee information and no properties to rent were listed. We could not confirm an active lettings service, so it is not ranked.

Countrywide Scotland Paisley is listed as sales only on its own website, although some directories still show lettings. Castlehead Properties now operates as the sales arm of LET it. Moving Estate Agents scores 5.0 from 97 but sells property rather than letting it, and Cochran Dickie showed no evidence of residential lettings.

Patch Property on Moss Street currently has a holding page in place of a website, and no registration number could be found, so it could not be assessed.

Questions

Letting agents in Paisley, answered

What do letting agents charge in Paisley?

Only two of the ten agencies here publish a price. Martin and Co Paisley charges ten percent plus VAT for its managed service, with a forty five pound minimum, and four hundred pounds plus VAT to set up a tenancy. L A Lets offers management at ten percent with no VAT added. Castle Residential works on a no let, no fee basis without publishing its percentage. The other eight publish nothing, so always get the total in writing.

Do all Paisley letting agents display a registration number?

They are supposed to. All ten agencies ranked here are approved on the Scottish Letting Agent Register, but we could not find the number on the websites of Slater Hogg and Howison, Penny Lane Homes or L A Lets. The numbers for all ten are in the comparison table, and you can check any of them on the register yourself.

Which Paisley letting agent is best for a student or HMO property?

None of the agencies ranked here publishes a house in multiple occupation specialism for Paisley, so ask each one how many licensed properties it manages near the University of the West of Scotland. Remember the Scottish threshold is three or more unrelated occupants, not five, and the licence comes from Renfrewshire Council.

Can a letting agent charge the tenant a fee in Scotland?

No. Tenant fees other than rent and the deposit have been unlawful in Scotland since 2012, well before the equivalent ban in England. If an agency asks a tenant for an administration, referencing or renewal fee, that is unlawful and recoverable.

How often is this Paisley ranking updated?

Every month. Review counts move daily, accreditations lapse and agencies change hands, so every figure on this page is dated and re-checked at each refresh. The last check was 22 October 2026.

Does anyone pay to appear on this list?

No. There are no paid placements, no affiliate links and no sponsored positions anywhere on this site. Agencies are found through public sources and ranked on evidence, and most of them do not know they have been ranked until a reader tells them.

How this page was made

Our method, and what we could not verify

Ratings came from the platform named in each entry, and where two platforms disagreed, both figures appear rather than an average. Google figures were read from Google's own local results on 22 October 2026, and Castle Residential's figure was cross checked against the Trusted Agent 2026 benchmark. Google figures move daily, so they are dated rather than presented as live. Trustpilot figures appear only where a profile for the specific business could be found.

Every registration number was checked on the Scottish Letting Agent Register itself, including the three whose websites do not show one. Company details come from Companies House. Fee figures come only from an agency's own published material. Where nothing is published, the entry says so rather than estimating, and accreditation shown only as logos is described as logos.

If you work at one of these agencies and something here is wrong, tell us and it will be corrected. Corrections take priority over everything else in the inbox.

Figures checked 22 October 2026. Next review November 2026.
