The 10 best letting agents in South Lanarkshire

Ten agencies with offices in Hamilton, East Kilbride, Rutherglen, Uddingston, Larkhall, Lanark and Cambuslang, ranked on review strength, verified registration and how much they will tell you about their fees. Every registration number was checked on the register itself.

Illustrative image

South Lanarkshire is the fifth largest council area in Scotland by population, and its rental market is spread across several very different towns: the new town estates of East Kilbride, the tenements and terraces of Hamilton, the Glasgow fringe at Rutherglen, Cambuslang and Uddingston, and the market towns of Clydesdale around Lanark and Carluke. We checked East Kilbride on its own first and found only two letting agents working from an office in the town, which is too few to rank honestly. So this page ranks the whole council area instead.

The ranking uses four things, in this order: independent review scores and the size of the review base behind them, with extra weight for reviews from landlords and tenants, verified registration on the Scottish Letting Agent Register, professional accreditation and client money protection, and fee transparency. Every agency below has an office inside South Lanarkshire.

All ten are approved on the register, which is a legal requirement rather than a badge of quality. Several agencies that looked busy in search results were not: two are no longer registered, two have been dissolved and others only sell property. Those are listed further down.

Ratings come from the platform named in each row. We do not average scores across platforms, because the platforms disagree and averaging hides that.

Figures checked 22 October 2026. LARN is the Scottish Letting Agent Register number, which agents are required to display. Every number here was confirmed on the register.

The ranking

South Lanarkshire letting agents, ranked

Each entry states where the rating came from and how many reviews sit behind it, and how many of those reviews came from landlords and tenants rather than buyers and sellers.

1. Nicola Kennedy Residential

Lettings led independent, Bellshill Road, Uddingston, trading since 2011

4.9GetAgent, 149 reviews, 47 of them from landlords and tenants. allAgents 4.9 from 130. Google 4.8 from 191.

Three platforms put Nicola Kennedy Residential at or near the top of the scale, and the review base is genuinely about lettings. GetAgent shows 4.9 from 149, with 23 reviews from landlords and 24 from tenants, allAgents agrees at 4.9 from 130, and Google shows 4.8 from 191. No other agency in South Lanarkshire combines a score this high with this much landlord and tenant evidence.

It is primarily a lettings and property management business, with most of its stock in Uddingston and Bothwell, and it marked ten years of trading in 2021. The registration number is not shown on its own website, but the register confirms Canale Residential Ltd, trading as Nicola Kennedy Residential, approved under LARN1811029 at the Bellshill Road office. Fees are not published, and no client money protection certificate was found on the site, so ask for both.

2. Igloo

Independent, Gateside Street, Hamilton, trading since 2007

4.8Google, 795 reviews. GetAgent 4.8 from 764, 73 of them from landlords and tenants. allAgents 4.8 from 152.

The largest review base in South Lanarkshire by a distance, and the scores hold up across every platform: 4.8 from 795 on Google, 4.8 from 764 on GetAgent and 4.8 from 152 on allAgents. GetAgent shows 35 reviews from landlords and 38 from tenants, so a real lettings record sits inside a business that is mainly known for selling.

That last point is why it is second rather than first. Igloo's awards from allAgents, best estate agent in Hamilton in 2021 and 2022, are for sales, and most of its reviews are from sellers and buyers. It offers tenant find and full management, and says its fees are fixed, include VAT and are not payable until a tenant is in place, without publishing the amounts. Its registration number is not shown on the website, but the register confirms Igloo Scotland Ltd approved under LARN2210001.

3. Pacitti Jones Burnside

Solicitor estate agency, Stonelaw Road, Rutherglen

4.9allAgents, 258 reviews for the Burnside branch. Google 4.8 from 126.

The Burnside branch carries one of the strongest branch level scores in the region, 4.9 from 258 on allAgents, with the latest reviews in October 2026, and the firm as a whole holds 4.9 from more than 1,700. The branch has its own lettings team, with a lettings manager, a senior letting executive and two property managers, and the firm's legal side means conveyancing and lettings sit under one roof.

The weakness is that the reviews are mostly about selling. GetAgent shows 120 reviews for Burnside and not one of them is from a landlord or tenant, and the firm's lettings awards from allAgents belong to its West End branch in Glasgow. Pacitti Jones also covers Carluke through its central lettings team, after buying Independent Estates in December 2025. Fees are not published.

4. Your Move Hamilton

Franchise of a national brand, Cadzow Street, Hamilton

4.8Google, 159 reviews. GetAgent 4.8 from 148, 36 of them from landlords and tenants.

Google and GetAgent agree at 4.8, from 159 and 148 reviews, and GetAgent shows 14 landlord and 22 tenant reviews, with the latest in October 2026. The branch has a named lettings manager and offers the national Your Move service levels, and it holds the full accreditation stack: ARLA Propertymark, the Property Ombudsman and a client money protection certificate valid to May 2027.

It is a franchise, run under licence by Steve Hardaker Ltd, so the registration number on the branch page is that company's, LARN2305007, rather than the national Your Move number you may see quoted elsewhere. allAgents shows 2.6 from just five reviews, the most recent from 2019, which is too old and too few to weigh against the newer figures. Fees are set by each branch and are not published.

5. MWD Residential Lettings

Lettings only independent, St James Centre, East Kilbride

4.8Google, 114 reviews

One of only two letting agents working from an office in East Kilbride, and the only one that does nothing but lettings. Google shows 4.8 from 114. It offers full management or let only, sends rent within two working days, runs an out of hours line and handles houses in multiple occupation as well as standard lets. In 2025 it took over the letting book of Angel Homes, which has since left lettings.

Propertymark lists the company with client money protection, and its director holds the ARLA qualification. The site also shows the Property Redress Scheme and SafeDeposits Scotland. Fees are not published. Its own pages quote different review counts, so the Google figure here was read from Google itself on 22 October 2026.

6. Slater Hogg & Howison

Hamilton and East Kilbride branches of the Countrywide group

4.7GetAgent, Hamilton, 230 reviews, 109 of them from landlords and tenants. Google 4.6 from 241 in Hamilton and 4.7 from 156 in East Kilbride.

No agency in the region has more lettings reviews on GetAgent. The Hamilton branch shows 4.7 from 230 there, with 38 from landlords and 71 from tenants, and Google shows 4.6 from 241 in Hamilton and 4.7 from 156 in East Kilbride. The East Kilbride branch is the former Property Store, which Connells bought in May 2025 and brought under the Slater Hogg name. Countrywide Scotland's Hamilton office further along Cadzow Street is part of the same company, under the same registration.

Two things hold it at number six. allAgents shows 3.6 from 25 for Hamilton, well below the other platforms, and the company's registration has a tribunal history: an enforcement order in May 2026, an apology and five hundred pounds, over a Glasgow property, since complied with. The number, LARN1904055, is not shown on the website. Fees are not published.

7. E.L.T. Lettings

Lettings only independent, Larkhall, trading since 2015

4.7allAgents, 64 reviews, 57 positive from landlords and tenants. Google 3.3 from 19.

allAgents gives E.L.T. Lettings 4.7 from 64, and the detail is unusually strong: 22 positive landlord reviews and none negative, and 35 positive tenant reviews against 3 negative, with the latest in January 2025. Google is much lower at 3.3 from 19. Both figures are shown here because the gap is real, and the larger, lettings specific base is the one that places it in the ten.

It is a lettings only business offering tenant find, rent collection and full management, and states membership of Landlord Accreditation Scotland and the Scottish Association of Landlords, with deposits held by mydeposits Scotland. No client money protection is mentioned. The site claims customer service awards in its first year without naming who awarded them, so we have not counted them. Fees are not published.

8. Your Move First Lanark

Franchise, St Leonard Street, Lanark

4.7Google, 77 reviews

The main lettings option in Clydesdale with a full set of credentials. The Lanark branch offers the three Your Move service levels and had property to let at the time of checking, and it holds ARLA Propertymark and Property Ombudsman membership and links to a client money protection certificate from its branch page. It is run by Henevan Ltd, a franchise operator trading since 2005.

Google shows 4.7 from 77, but we could not tell how many of those reviews come from lettings, and the branch has only a single review on allAgents and GetAgent. That thin, unsplit evidence is why it sits at number eight. Fees are not published.

9. Lanarkshire Letting & Sales

Independent, Cadzow Street, Hamilton

4.1Google, 57 reviews. allAgents 4.4 from 12.

A long running Hamilton independent, which says it has been trading for more than twenty one years, with Landlord Accreditation Scotland membership stated in its own text and property to let across Lanarkshire. Google shows 4.1 from 57 and allAgents 4.4 from 12, although the newest allAgents review dates from 2019.

It won allAgents silver for best letting agent in Hamilton in 2018, which is a real, review based award, but an old one. It also shows a British Property Awards badge, a commercial scheme that we do not count. A tribunal application against it was dismissed in 2025 without a decision on the merits. 10. Century 21 Cambuslang

Franchise, Main Street, Cambuslang

2.6Google, 13 reviews

The only agency in South Lanarkshire that publishes a full landlord tariff, and the weakest on reviews. The fees are shown including VAT: full management at twelve percent of the monthly rent plus two hundred and forty pounds to set up a tenancy, rent collection at nine point six percent plus the same set up fee, and tenant find at one month's rent with a seven hundred and twenty pound minimum. Check out and renewal are one hundred and twenty pounds each. The tariff document dates from 2020, so confirm the current figures.

Google shows 2.6 from 13, and the low reviews mention repairs and how hard the office is to reach. No membership, redress scheme or client money protection is stated, although the register confirms KMD Estate and Lettings Ltd, trading as Century 21, approved at the Main Street office. Fee transparency earns it a place in the ten. The reviews keep it at the bottom.

Local rules

What South Lanarkshire landlords have to get right

Scotland has its own rulebook, and several things that changed in England in 2026 did not change here. A good agent handles all of this. You remain responsible for it.

Landlord registration is compulsory
Every private landlord must register with South Lanarkshire Council through the Scottish Landlord Register before letting. Registration lasts three years. Letting without it is a criminal offence and can bring a rent penalty notice, so check that your agent has actually completed it rather than assuming.
Your agent must be registered too
Letting agents in Scotland must appear on the Scottish Letting Agent Register and display their registration number, which begins with the letters LARN. All ten agencies above are approved, but four of them do not show the number on their own website. Two other local agencies were removed from the register in 2025, and at least one is still advertising property to let. Check any agency's number on the register before you sign.
Houses in multiple occupation need a licence
In Scotland the threshold is three or more unrelated occupants, which is lower than the five used in England. South Lanarkshire Council licenses these properties. Several agencies above do not take them on at all, so ask before you instruct.
Deposits go into an approved scheme
Deposits must be lodged with one of the three approved Scottish schemes within thirty working days of the tenancy starting. Ask which scheme your agent uses and get the confirmation.
Rent control is not in force
No rent cap applies anywhere in Scotland today. Under the Housing (Scotland) Act 2025, councils began assessing rent conditions on 1 April 2026 and must report to Scottish Ministers by 31 May 2027. Only after that can an area be designated, at which point increases would be capped at inflation plus one percent, to a maximum of six percent, once every twelve months.
Increases follow a fixed process
A private residential tenancy allows one rent increase every twelve months with three months of notice, and a tenant can refer the increase to Rent Service Scotland. Note that at present a rent officer can set a figure above the one proposed, which changes on 1 April 2027.
Check which council you are in
Rutherglen, Cambuslang, Blantyre, Uddingston and Bothwell are in South Lanarkshire. Motherwell, Wishaw, Bellshill and Coatbridge are in North Lanarkshire, and Clarkston is in East Renfrewshire. Registration and licensing follow the council, not the postcode, so make sure your property is registered with the right one.

Considered, not ranked

Also on our radar in South Lanarkshire

East Kilbride on its own has only two letting agents with an office in the town, MWD Residential Lettings and Slater Hogg and Howison, both ranked above. Most other agencies that appear in East Kilbride searches either sell rather than let, or let East Kilbride property from offices in Clarkston, Netherlee, Glasgow or Motherwell.

Countrywide Scotland Hamilton scores 4.8 from 230 on GetAgent but is the same company and registration as Slater Hogg and Howison, so it is covered in that entry rather than ranked twice. Property Angels in Bothwell is registered under LARN2410003 and shows 4.2 on Google, but the trading company only dates from September 2024.

Momo and Kirkland in Hamilton and Premier Properties in Uddingston both let property, but we could not find either on the register under the names they trade under, so neither is ranked until that is confirmed. Castle Letting Agency in Strathaven and GBS Lets in Larkhall are registered but have no review record to assess. Let Link in Larkhall, RentLocally and Let's Let in Hamilton and Countrylet in Lesmahagow are registered, but their review scores are too low or too thin to rank.

Concept Property Letting in East Kilbride and Hemmings Homes, which has a Cambuslang lettings office, were both removed from the Scottish Letting Agent Register in 2025 after their registrations expired. Dyer and Co Property in Rutherglen and Lets Make Homes in Hamilton have been dissolved at Companies House. Check the register before dealing with any of them.

Questions

Letting agents in South Lanarkshire, answered

What do letting agents charge in South Lanarkshire?

Only one of the ten agencies here publishes a full price list. Century 21 Cambuslang charges twelve percent of the rent including VAT for full management, plus two hundred and forty pounds to set up a tenancy. Igloo says its fees are fixed and VAT inclusive but does not publish the amounts. The other eight publish nothing, so always get the total in writing.

Is there a separate ranking for East Kilbride?

Not yet. We checked East Kilbride first and found only two letting agents working from an office in the town, MWD Residential Lettings and Slater Hogg and Howison, which is too few to rank honestly. Both appear in this South Lanarkshire ranking.

Do all South Lanarkshire letting agents display a registration number?

They are supposed to. All ten agencies ranked here are approved on the Scottish Letting Agent Register, but we could not find the number on the websites of Nicola Kennedy Residential, Igloo, Slater Hogg and Howison or Century 21 Cambuslang. The numbers for all ten are in the comparison table, and you can check any of them on the register yourself.

Can a letting agent charge the tenant a fee in Scotland?

No. Tenant fees other than rent and the deposit have been unlawful in Scotland since 2012, well before the equivalent ban in England. If an agency asks a tenant for an administration, referencing or renewal fee, that is unlawful and recoverable.

How often is this South Lanarkshire ranking updated?

Every month. Review counts move daily, accreditations lapse and agencies change hands, so every figure on this page is dated and re-checked at each refresh. The last check was 22 October 2026.

Does anyone pay to appear on this list?

No. There are no paid placements, no affiliate links and no sponsored positions anywhere on this site. Agencies are found through public sources and ranked on evidence, and most of them do not know they have been ranked until a reader tells them.

How this page was made

Our method, and what we could not verify

Ratings came from the platform named in each entry, and where platforms disagreed, both figures appear rather than an average. Google figures were read from Google's own local results on 22 October 2026. Where a platform splits its reviews by customer type, we counted the landlord and tenant reviews separately, because a strong sales record says little about how an agency manages a tenancy.

Only agencies with an office inside the South Lanarkshire council area were ranked. Every registration number was checked on the Scottish Letting Agent Register itself, including the four that are not shown on agency websites, and removed agents were checked against the Scottish Government's list. Tribunal decisions were searched by agency name. Company details come from Companies House, and fee figures only from an agency's own published material.

If you work at one of these agencies and something here is wrong, tell us and it will be corrected. Corrections take priority over everything else in the inbox.

Figures checked 22 October 2026. Next review November 2026.
